Design Phases

Pre-Design Phases


Pre-Contract:

PC Phase

Pre-Contract phase is the initial meeting with potential client to discuss their needs for the project, a site visit may be in order to better understand the exact needs and potential influences that site may have on the design of the home. This initial meeting/site visit is at no cost to the client. After this meeting, we will work up a proposal based on the discussion of the needs for the project including services to be provided and the fees associated with those and additional services. Upon Owner approval of the proposal, the Standard Form of Agreement document will be produced.

PD Phase

Pre-Design begins with the signing of the Standard Form of Agreement document and receipt of the retainer. In the Pre-Design Phase, Together with the Owner and optionally the contractor will mutually determine the overall constraints of the project. We will narrow the proposed square footage down by rooms to better gauge their sizes. The basic relationship between spaces will be sketched out to provide the beginnings of the Schematic Design drawings. The project proceeds to the next phase when the Owner approves and signs off on the room sizes and their relationships.

Schematic Design: 

SD Phase

The primary objective of Schematic Design is to arrive at a clearly defined, feasible concept based on the initial relationship sketch in Pre-Design. Initial digital drawings will begin to take shape and multiply designs may be produced to arrive at the best overall solution for the design perimeters. Any additional requested alternate options or revisions to the design beyond this can be considered, but will be billed as outlined in the fee table below. Models and/or illustrations per the Owners request can be prepared to help visualize the project as necessary as an additional service and billed hourly. The project proceeds to the next phase when the Owner approves and signs off on the Schematic Design

Design Development:

In this phase we expand upon the approved schematic design studies to develop more detailed drawings illustrating other aspects of the proposed design. Floor Plans show all the rooms in correct size and shape. Exterior Building Elevations showing building heights and materials and minor revisions as full a completed view of the project evolves. The project proceeds to the next phase when the Owner approves and signs off on the Design Development documents. After approval of Design Development all changes in design or scope of services will incur fees for additional services billed hourly.

Construction Documents:

CD Phase

Once the Owner has approved the Design Development documents, the preparation of final detailed working drawings for building construction can proceed. Coordination begins with engineer to design the structure and landscape architect to layout the vegetation and hardscaping. Review sets will be provided at 50% & 90% of drawing completion. The project proceeds to the next phase when the Owner approves and signs off on final Construction Documents at 100% of drawing.

Bidding and Negotiations:

The Owner selects and hires the Contractor. If the Owners are choosing from among several Contractors, we will be her to help to prepare bidding documents as well as invitations to bid and instructions to bidders and the conditions of the contract. Bidding Phase will incur fees for additional services billed as outlined in the fee table below.

Contact Administration:

CA Phase

The need and frequency of Construction Administration visits to the site shall be agreed upon before issue of contract and be included in the Standard Form of Agreement. Making regularly scheduled or as needed site visits during the Construction of the project to observe the construction to determine, in general, if the project is being built according to the plans and specifications and attend coordination meetings with the Owner and Contractor pertaining to the construction of the project to observe that the design is being executed according to the documents. Field reports will be sent to owner and contractor after visits to include details of current work in progress, overall progress of the project with photos for clarification. The Contractor is solely responsible for construction methods, techniques, schedules, and procedures.
